DURATION: 2021- Ongoing

Novus has a long partnership with Riverside Group, having delivered a range of planned works over the last two decades across their wide range of housing stock. In 2023 alone, we delivered £5.5m of works for Riverside Group across the Northwest and Midlands.

A large proportion of our work for Riverside has been delivered through their Retirement Living Investment Programme, involving a range of refurbishments to their retirement living schemes. Previous projects have included works to Crown Point Avenue in Manchester, Trinity Close in North Shields, Southlands Court in Runcorn, and McLaren Court in Manchester.

Richard Reed, Associate Director, said: “The team at Novus Property Solutions provided a reliable and professional service throughout the works. They provided a high standard of quality workmanship and their team on site embraced the client’s policies, diligently adhering to health and safety practices. Novus can be relied on to perform regularly and diligently on site and work well to deadlines. Our strong working relationship ensured that the project was delivered on time and within budget”

In 2023, we delivered standalone projects to three Retirement Living Schemes in Liverpool; Hawthorne Court – £942,490, St Luke’s Court – £702,020, and Willowdene Court – £607,355. Each involved renovating the communal areas, incorporating painting and decorating, kitchen replacement and refurbishment, flooring installation, asbestos removal, plastering, electrical rewiring, lighting new external doors and frames, landscaping, fire alarm installation, new car park bays. We are also currently on site in Oldham, delivering a £800,000 project to St Magaret’s Gardens, including replacement to the roof and windows, and installing Solar PV.

The schemes are housed by people over 55, and as such, presented some customers with enhanced needs and vulnerabilities. Novus’ Customer Care team supported our project team, ensuring we delivered customer-centric services and provided excellent communication from start to finish, tailored to the needs and preferences of each customer.

On our project at Crown Point, residents previously grew plants and vegetables in an area of the communal vestibule. As this was being removed as part of our planned works, we donated a large greenhouse including a new base, encouraging residents to use the new outside space, and supporting them in growing their plants and vegetables.

Since 2021, we have also been installing new windows and doors to general needs properties in Carlisle. In this time, we have installed new windows and doors to over 400 properties. One resident said “Very happy with my new windows. They have brightened my home and made such a big difference keeping the flat warm.” Rob Hastings, Project Surveyor, said “Novus has consistently achieved assigned targets and provided good quality work on time and in budget. I would recommend Novus as a contractor to carry out any works required.”

We also delivered over £2m of bathrooms, kitchens, including wet rooms and adaptations, and void works across Cumbria and the wider region in 2023.
